Quality Internet access is a top priority for residents. Improving confidence in Internet quality reduces turnover, decreases vacancy time, and nurtures your brand.
On the opposite side, service failures cause loss of trust, brand damage, and cause resident turnover. Doubts about Internet quality will cause lost leads and leases.
Providing good Internet service is technical, and accurately evaluating the quality of Internet service is highly technical. So most tenants must resort to looking at crowdsourced reviews for the property and/or the service provider to make up their minds.
There are countless horror stories of "included Internet" being below residents' expectations and that has unfortunately created mistrust. Residents will take the claims of leasing agents and service providers with a grain of salt, even when the service is factually top tier.
Public reviews can suffer from selection bias. An extended outage or particular negative experience can cause an influx of negative reviews that muddy the waters, even if services have improved. A neutral voice can give you a leg up on restoring confidence.
Tenants notice far more issues than they report. Temporary drops, connections hanging on start, and short outages, can all go without resolutions due to the friction of reporting the problem.
High quality networks require a tremendous number of things to go right: DHCP, DHCP snooping, client isolation, broadcast/multicast management, IPv4, IPv6, DAI, WPA2/WPA3, DNS, VLANs, SNR, etc. And all of these are just on the MDU's side.
The list goes on, and mismanagement of any of the above can effectively break connectivity or cause strange intermittent issues that give users a poor experience, even when nobody is complaining.
Essentially every listing says "high-speed internet available" but it's rarely proven. When renters can't tell the difference between your property and a competitor's, they make decisions on price and you compete on margin instead of quality.
Most lessors lack the measurements and expertise to enforce service level agreements provided to them, or indeed, to request an SLA from the ISP in the first place.
NetValidated uses on-site measurements combined with remote network testing to measure actual internet performance. ISPs often report more idealized numbers, either by accident or by design. It's not always their fault: strong testing methodology can be difficult, even for ISPs.
